A closer look at your property

Are these the right documents?

The apartment number matches. But the parking space is listed separately, and its documents are missing. Ask the seller for them.

Why are there two different sizes?

These two official records give different floor areas. They may count rooms and spaces differently. Ask what each figure includes.

Why is a mortgage still listed?

A mortgage is still on the record. It may already have been paid off. Your lawyer needs to check what must be done before the sale.

Request the parking-space documents. Ask for an explanation of the floor areas and the mortgage entry. Take these questions to your lawyer.

When you need more help

What should I check before paying a deposit?

Make sure the paperwork is for the right property. Ask who will receive your money and what you are agreeing to. Have your lawyer review the agreement before you sign or pay.

Can I just get the property documents myself?

Yes. You can order a nota simple, the Spanish Land Registry summary, directly. Our check is intended to explain the documents together and point out questions to follow up. If you only need the summary, you may not need this service.

What if a document is missing?

We tell you what is missing and which questions we cannot answer. A missing document is not a reason to give the property an all-clear. We agree how to handle missing documents before you pay.

Will this tell me if I can rent to holiday guests?

No. That needs a separate check of the property and your plans. A holiday-rental sign or the seller’s existing permission is not enough to answer that question for you.

Ask whether your lawyer already checks and explains these documents. If that work is included, you may not need to pay for a second check.

Who will prepare my report?

We will name the person and explain their role before you book. That appointment is still being confirmed for this preview. Legal advice from GLEX & CO has its own fee and is not included in the Property Check.

I have already paid a deposit, or must sign soon. What now?

Tell your lawyer about the deadline. Send them the agreement and any proof of payment. Do not wait for a general report when you need advice on your next legal step.
